On the neighborhood of Puerta de Tierra, a four-story warehouse is being renovated. The warehouse will be reinvigorated with state of the art living lofts, parking, and interior patios. The integration of the existing building to the new extension will create a zone of mediation between past and present. The San Juan district’s “Territorial Ordination Rules” “has been used as a basis to play with the envelope of the new extension. The strict building setbacks codes are used to create and interaction between the existing structure and the fantastic views to the Atlantic Ocean and San Juan’s bay.
The renovated warehouse will be completely redesigned to mirror the aesthetic of its new counterpart. Its robust concrete and brick structure will allow for a three-story addition in glass and steel. The setback allow for terraces with views toward the Puerto Rico’s Capitol and San Cristobal Castle. The spacious feel of the units harmonizes with the spectacular views and unobstructed daylight. A central core contains elevators and utilities, efficiently merging the hybrid structures. At the ground floor and mezzanine, the façade becomes more enclosed; creating a more private entrance to the parking garage that helps to foster the transition of the industrial area into the residential units.
